Meridian manages the full lifecycle of a commercial property portfolio — leases, rent reviews, service charges, maintenance and tenant communication — for a group managing over 200 buildings. It began as an internal system and is now offered to other landlords as a product.
The challenge
Critical lease events lived in spreadsheets and one long-serving employee's memory. A missed rent review or break clause could cost six figures. The group needed institutional memory turned into software, without losing the flexibility their deals actually have.

Research
We audited five years of lease data and near-miss incidents, then worked with surveyors to model the true shape of their agreements — including the exceptions, side letters and quirks that generic property software refuses to represent.

Design
A timeline-first interface puts upcoming lease events front and centre, with obligations rolling up from unit to building to portfolio. Complex financial data is presented with editorial clarity, so a fund director and a facilities manager read the same screen comfortably.

Development
A flexible lease-modelling engine handles the exceptions that killed previous systems. Document generation produces solicitor-ready notices from templates, and an audit log records every change for institutional investors' due diligence.
